Winnipeg: Facility Coordinator - Courts of St. James

The Courts of St James is Globe Property Management's largest premier Residential/Commercial property located at 2727 Portage Ave. The Residential buildings consist of 755 suites with an attached Commercial mall with various services and retailers. All properties are attached with an underground tunnel system to allow easy entry to all amenities.

SUMMARY:
The Facility Coordinator will be responsible for ensuring building safety for all staff and residents under a S2SA safety system. Working with a team of 3 maintenance personnel, Building Operator, Property Manager, and trades in a very fast-paced environment. Asset management of all equipment. Ensuring unit turns are rent-ready for the Leasing department. Working with Property Manager on Capital Projects administration for residential buildings.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
(Other duties may be assigned from time to time)

  • Interact with tenants and property management team in a calm, professional and respectful manner.
  • Understanding of building maintenance operations considered an asset.
  • Safe Work Certified safety knowledge and execution.
  • Power plant operations and management considered an asset.
  • Work with maintenance staff on various projects, work orders, and unit turnovers.
  • Understanding of HVAC, Pneumatics, Controls, Electrical, Plumbing, mechanical, Chilled/Hydronic systems, and life safety systems considered an asset.
  • Construction knowledge.
  • Project Coordinating knowledge.
  • Knowledge, and understanding, of building permit processes, codes, and insurances.
  • Assist Safety Manager with building inspections.
  • Assist in weekly, and monthly, safety toolbox meetings with staff.
  • Coordinate and supervise contractors for building, and unit repairs, unit turnover repairs, and Capital Projects with Property Manager.
  • Obtain quotes and coordinate contractors and suppliers.
  • Procurement of facility maintenance supplies.
  • Ability to be available, and respond, to large emergency-related issues as they arise at all times.
  • Available to be on-call during work hours and after hours.
  • Monthly pre-Inspection of suites to ensure unit turnovers are completed in a timely manner.
  • Payables reconciliation.
  • Move-out reporting for units and showing of units when required.
  • Administrative-related duties pertaining to maintenance operations.

REQUIRED EXPERIENCE AND QUALIFICATIONS:

  • Minimum 3-5 years experience in the management of facility maintenance and project coordination.
  • General Maintenance experience in multi-family housing, hospitality and/or commercial settings considered an asset.
  • Project coordinating skills.
  • Strong leadership skills.
  • Proactive, positive attitude, respectful, and resourceful.
  • Strong written and communication skills.
  • Ability to work independently as well as work within a team environment.
  • Proficient computer skills.
  • Ability to use Word, Excel, Outlook, PowerPoint, and any other Microsoft office software programs.  Experience with Yardi would be an asset.
  • Ability to meet deadlines with excellent organization skills.
  • Ability to meet the physical demands of the job (i.e., some lifting, walking).
  • Class 5 Drivers License and regular access to a vehicle.
  • Clear Criminal Record Check
  • CSA approved Steel toe work shoes required
